Why Do Commercial Projects Blow Their Budgets After Construction Starts?
I’ve been following a few local commercial builds lately and noticed something that keeps popping up projects seem to run close to budget during planning, but once construction kicks off, costs start climbing fast. Change orders, design tweaks, site conditions, and material substitutions all seem to stack up.
It makes me wonder how much of that could be avoided earlier. Some people say it comes down to how thoroughly the job is priced before bidding, especially when it comes to things like takeoffs, scope gaps, and coordination between trades. I recently heard someone mention that detailed commercial estimates can expose problem areas before ground is even broken, but I’m curious how true that is in real-world situations.
